BYLAW -49- Level 2 Electric Vehicle Charging Stations NOT permitted in Unit Garages
The 2025 engineering report concluded that it is not feasible to install Level 2 EVCS in townhouse garages.
Upgrading the BC HYDRO transformer could cost up to six figures, and each Level 2 EVCS with a Load-Mizer would cost $8K - $10K to install in each garage.
Bylaw-49 permits only charging from a standard 120VAC 15A garage outlet.
Violation of this bylaw will result in an initial $200 fine for exceeding strata power limitations.
The owner will be required to hire a licensed electrician to remove the circuit from the electrical panel and provide the strata with a receipt.
An inspection of the panel by a council member will be required after restoration.
If the Level 2 charger is not removed after 1 week of the violation notice, a minimum $100/day fine will be assessed until compliance is met.
