Generally in the late spring or early summer, exterior windows of each unit are cleaned by a qualified service contractor as part of the maintenance budget approved at the BCS367 Stonebrook Annual General Meeting.
This specifically means windows that are NOT readily accessible to the residents, including ones located below ground level in window wells. This does NOT include the kitchen window on the balcony deck or the patio door itself as these are accessible without a ladder and therefore part of the resident's responsibility to maintain. So, any kitchen window or patio door screen can remain during the cleaning service.
To properly prepare for the window cleaners, residents are generally given a week or more notice, as posted on the bulletin board in the mailbox room, in the monthly newsletter, or occasionally by emails/letters from the property management company. Residents are to ensure that all windows are closed, mesh screens are removed from windows, and all items (except BBQs) are removed from decks. Plants should be protected or removed. Windows without screens removed may not be cleaned. There is no follow up service.
It is also a good idea after the windows are cleaned, to wait a day or two, then wash the deck railing and balcony deck with a mild cleaning solution (such as car wash detergent) and a soft bristle brush or car wash mitt. Also clean the front door and door frame to complete the exterior look on each strata unit as good neighbours. These are all accessible areas to be periodically cleaned by residents as per bylaw.
Please note that it is NOT the responsibility of the window cleaner service, neither the property management company nor the strata corporation to clear your decks or remove screens in carrying out this annual maintenance task. No liability is assumed by the company or strata for water entering windows left open.
HINT: Start taking off the screens from the bottom first since removal from the top may be blocked by a curtain or window blind mounting rod.
Cleaning screens improves air circulation through the mesh! Window screens can be washed in the bathtub using a household cleaning detergent (such as Mr. Clean) with a plastic brush or rag towel to remove dirt.
