Once a year, residents are required to clean their balcony decks for inspection by the strata council.
Failure to properly clean a deck by the due date will result in a $50 fine.
Subsequent delays will result in additional fines of up to $100 every 7 days until completed.
As per “Bylaw -5- Balconies/Patios” section 6, this must be done to protect and preserve the life span of the membrane and structure of the decks.
In past years, the Strata corporation has spent thousands in repairs due to rotten wood and damaged membranes.
No exceptions.
IMPORTANT INFORMATION ON PROPER DECK CLEANING:
A balcony is considered cleaned properly when there is no mold, mildew or stains visibly showing on the railings, balcony deck and especially the vertical edges. A stiff bristle broom or carwash brush with some mild detergent can be used to safely clean the surfaces without damage. Power washing is prohibited as it causes more damage than good here.
